We conduct a review of the borrower's documentation & match custom solutions based on each individual's personal needs & financial profile. Our pre-approval truly means the qualifications for a loan have been evaluated & the loan is solidly pre-approved.


3. Approval & closing

Once your loan is approved, we will work diligently with all parties involved to obtain all outstanding paperwork necessary to close the loan in a timely fashion.

What types of properties do you finance?

We focus on income‑producing commercial real estate: single family 1-4 units, townhomes, condos, multifamily (5+ units), mixed‑use, office, retail, industrial, flex, self‑storage, plus more. We can also arrange financing for specialty assets when there’s a clear, durable income story.

What is your minimum and maximum loan size?

Our typical range is $60k to $25M+. For strong sponsors and compelling assets, we can often arrange larger loans in partnership with our capital providers.

Do you work with newer investors?

We’re best suited to experienced investors & operators with a track record. If you’re newer we can still have terms sent out to you for someone with no prior experience, if partnered with an experienced co‑sponsor or property manager, we’re happy to review the deal and give guidance as well.

Can my rental property be vacant?

The property can be vacant at closing, we would just have to conduct a 1007. A 1007 is used for lenders to to estimate the monthly market rent for a single-family investment property, analyzing rental data from comparable properties for the mortgage approval.

How fast can you close?

For straightforward transactions with responsive counterparties, we would need all necessary documents. Once we have all documents, a purchase can close within 2-10 days depending on the lender, & for refinances it would take around 21 days depending on appraisal & insurance.
